VA Loan Modification Options for Veterans

VA-guaranteed loans — available to eligible veterans, service members, and certain surviving spouses — have their own loss-mitigation structure, coordinated between your servicer and the Department of Veterans Affairs, which guarantees a portion of the loan.

Why VA Loans Work a Bit Differently

Because the VA guarantees part of the loan against loss, it has a direct financial interest in helping veterans avoid foreclosure and has historically directed servicers toward specific retention options before foreclosure can proceed on a VA-guaranteed loan.

Common VA Loss-Mitigation Tools

  • Repayment plans for shorter-term delinquencies
  • Loan modification, adjusting rate and/or term and capitalizing arrears into the loan
  • VA-specific refinance or refund options the servicer can coordinate directly with the VA in certain circumstances
  • Compromise sale or deed in lieu of foreclosure as a last resort when retention options aren't viable

Getting Started as a VA Borrower

Contact your servicer and mention that your loan is VA-guaranteed. You can also contact the VA's regional loan center directly for guidance and, in some cases, to have a VA loan technician assist in the conversation with your servicer — a resource that's specific to VA loans and not available on conventional or FHA loans.

Military-Specific Hardships

Permanent change of station (PCS) orders, deployment-related income changes, and service-related disability are all commonly accepted hardships for VA loss mitigation, in addition to the general hardships that apply across all loan types.

Protections Under the SCRA

Active-duty service members may also have additional protections under the Servicemembers Civil Relief Act (SCRA), including interest rate caps and foreclosure protections, which can interact with the modification process.
