There's no single fixed timeline for a loan modification, but most complete applications move through a review in roughly 30 to 90 days. The single biggest factor is how quickly you submit a complete file — incomplete applications are the leading cause of delay.

A Typical Timeline

  1. Application submission (Day 0). You submit the loss-mitigation package: application form, hardship letter, income documentation, and any required forms.
  2. Acknowledgment (within about 5 business days). Federal servicing rules generally require servicers to acknowledge receipt and identify any missing documents within five business days of a substantially complete application.
  3. Review period (roughly 30 days for a complete file). Once your file is complete, the servicer has a defined window — commonly around 30 days under applicable servicing regulations — to make a determination.
  4. Trial period (if approved, often 3 months). Many programs require a trial period where you make the new proposed payment on time before the modification becomes permanent.
  5. Permanent modification. After successful trial payments, the servicer finalizes the new terms in a modification agreement.

What Slows the Process Down

  • Missing or outdated income documents (pay stubs and bank statements typically need to be recent)
  • An incomplete or generic hardship letter that doesn't clearly explain the change in circumstances
  • Multiple rounds of document requests because the initial package was incomplete
  • Applying very close to a scheduled foreclosure sale date, which can compress the servicer's ability to fully evaluate the file
